Sagging Floors? It Might Not Be Your Subfloor — It’s What’s Beneath It

If your floors feel soft, uneven, or “bouncy,” it’s easy to assume the subfloor is the problem. But the truth is — in most cases — your real issue is underneath the subfloor.

🪵 Subfloor vs. Structural Support



Your subfloor is the layer of wood (usually OSB or plywood) that sits above your crawl space and under your finished flooring. But beneath that is what really holds everything up:


  • Floor joists (horizontal boards running across your crawl)

  • Main support beams (larger load-bearing boards or steel)

  • Concrete or block piers and footings

  • Jack supports or steel posts (if they’ve been added)



When those components start to weaken, shift, or rot, your subfloor has nothing solid to rest on — and that’s when you feel sagging.





🚨 Signs It’s Not Just the Subfloor



Watch for these signs your issue is structural, not just surface-level:



1.

Sloping Floors Across a Room



Subfloors don’t “sag across a span” — that usually means the beam or joists underneath have dropped or settled.



2.

Gaps Between Floor and Baseboards



As the support structure falls away, your subfloor dips, and those gaps open up.



3.

Cracks in Interior Walls or Ceiling Corners



Structural movement below the home causes the entire frame to twist slightly — leading to visible damage above.



4.

Soft Spots in Traffic Areas



Joists spaced too wide or weakened by rot will flex when stepped on — making the floor feel springy or hollow.



5.

Previous DIY Patching or Improper Jack Placement



Temporary fixes might hide the problem but never solve it. Eventually, they fail — usually worse than before.
